Phase 01 — Listening

Initial Site Visit

"We listen carefully, then visit your home for a no-charge consultation — homeowners and their children all welcome."

This visit is also your opportunity to assess us. You'll see firsthand how we handle security, dust and debris control, communication, and safety. We treat your home as if it were our own.

You'll share some general information about your home and what you have in mind. Your answers help us prepare the right questions for the consultation visit — so that meeting is as productive as possible for both of us. We'll photograph your home, your lot, and the project area, then walk through design criteria, structural considerations, windows, doors, cabinetry, countertops, and fixtures as they apply to your project.

Phase 02 — Transparency

"There is no charge to create the Budget / Estimate — a feasibility tool that gives you a reliable benchmark before any money changes hands."

In most cases, the project's final cost ends up within a plus or minus 10% range of the original estimate. The range may vary due to the age of the home, hidden structural features, level of detail, or overall complexity.

We've been doing this since 1958 — and one thing that comes with that experience is knowing how to price a project accurately before work begins. Our preliminary budget is based on a thorough walk of your property and a clear understanding of your scope. We'll follow up after delivering it to answer any questions. If you'd like, we'll attach a list of references with names and phone numbers of homeowners in your area where we have worked on similar projects.

Phase 03 — Creation

Design Phase

"When you accept the Budget / Estimate, you give us the 'go ahead' — and the real creative work begins."

Our designer combines site photographs, concept sketches, and sophisticated software to produce a visual digital rendering of your finished project — usually with options and variations to consider. Working together, we review floor plans and elevations, analyzing them for space planning, suitability, and construction feasibility.

The design fee covers the core work of developing your project: documenting your home's existing conditions, schematic design, and permit-ready construction drawings. Construction documents are typically completed within about three weeks after schematic alignment. If you move forward with Lynch as your builder, a portion of that fee is credited toward construction.

Phase 04 — Preparation

Remodeling can be stressful — particularly for small children, and especially when the area being remodeled is a kitchen, bath, or bedroom. We make extensive use of drop cloths, plastic room dividers, shoe covers, and vacuums, and provide special plastic carpet covers where construction traffic is likely. By the end of this meeting, everyone in your household knows what to expect and when. That's by design.

Phase 05 — Craftsmanship

Construction

When construction is ready to begin, we draft a production schedule shared with all parties. Remodeling is exciting — making design choices is creative and absorbing, and it's rewarding to turn a dream into reality — but at times it can also be challenging.

That's why good communication, and hiring a contractor who is sensitive to your expectations, can make the experience exciting, fun, and rewarding.

Our crews treat your home with the same care they'd want for their own — drop cloths, shoe covers, plastic dividers, and daily cleanup are standard practice, not extras. And if something comes up, you'll hear it from us first. That's how we've worked since 1958.

Phase 06 — Commitment

Follow-Up, Warranty & Guarantee

"A reputation for customer satisfaction we intend to uphold — long after the last tool has left your home."

We'll check in at periodic intervals to make sure your project continues to meet and exceed your expectations. We'll remind you when your warranty periods are approaching their end, and specifically advise you to check things that are covered.

The punch list is a normal, expected part of every project — not a sign something went wrong. Common items include paint touch-ups, caulking, hardware adjustments, and appliance calibration. Your warranty covers workmanship that exceeds the National Home Builders Association's Residential Construction Performance Guidelines.
