Our Process

From the first conversation to the final walkthrough — here's what working with Lynch Design | Build looks like, step by step.

You'll share some general information about your home and what you have in mind. Your answers help us prepare the right questions for the consultation visit — so that meeting is as productive as possible for both of us.

Everyone involved in the decision should attend — homeowners, and yes, kids too. We'll photograph your home and the project area, then walk through design criteria, window and door options, cabinetry, countertops, and bath fixtures as they apply to your project. This is also your opportunity to assess us. You'll see firsthand how we approach security, dust and debris control, communication, and safety on a job site.

We've been doing this since 1958 — and one thing that comes with that experience is knowing how to price a project accurately before work begins. Our preliminary budget is based on a thorough walk of your property and a clear understanding of your scope. We'll follow up after delivering it to answer any questions, and when you're ready to move forward, the design phase produces the final drawings that lock in a fixed-cost construction number — so by the time we break ground, there are no surprises.

The design fee covers the core work of developing your project: documenting your home's existing conditions, schematic design, and permit-ready construction drawings. Once we've aligned on the schematic design together, construction documents are typically completed within about three weeks. If you move forward with Lynch as your builder, a portion of that fee is credited toward construction — so your design investment goes further than it might appear at first.

The specification sheet covers allowances, structural data, HVAC, plumbing, electrical, and all finish components — often several pages long. The fixed-cost estimate is based on the final drawing set, so there are no moving targets. The construction agreement outlines permits, legalities, and your rights as a homeowner under Maryland law.

Before a single tool comes through your door, we sit down together and walk through everything — how to prepare your home, what the site will look like day to day, and how we'll keep disruption to a minimum for your family. If you have young kids, pets, or a kitchen that can't go offline, we plan around that. By the end of this meeting, everyone in your household knows what to expect and when. That's by design.

Once work begins, you'll have a shared production schedule so you always know what's happening and when. Our crews treat your home with the same care they'd want for their own — drop cloths, shoe covers, plastic dividers, and daily cleanup are standard practice, not extras. And if something comes up, you'll hear it from us first. That's how we've worked since 1958.

The punch list is a normal, expected part of every project — not a sign something went wrong. Common items include paint touch-ups, caulking, hardware adjustments, and appliance calibration. Once the list is complete, final payment is due. Your warranty covers workmanship that exceeds the National Home Builders Association's Residential Construction Performance Guidelines. We'll also check in periodically after completion and remind you as warranty periods approach their end.

Initial Site Visit

We listen carefully, then visit your home for a no-charge 1–2 hour consultation. Everyone involved should attend — homeowners and their children.

This visit is also your opportunity to assess us. You'll see firsthand how we handle security, dust and debris control, communication, and safety. We treat your home as if it were our own.

Phase 02

Creation and Approval of the Budget / Estimate

There is no charge to create the Budget / Estimate. This feasibility tool allows homeowners to have a benchmark for the project budget. We'll schedule a time to meet with you for this discussion.

In most cases, the project's final cost ends up within a plus or minus 10% range of the original estimate. The range may vary due to:

  • The age of the home
  • Hidden structural features that may not become apparent until construction begins
  • The existence of factors such as a high level of detail
  • The overall complexity of the project

If you'd like, we'll attach a list of our references with names and phone numbers of homeowners in your area where we have worked on similar projects. After several days, we will give you a follow-up phone call to discuss the estimate.

Phase 03

Design Phase

When you accept the Budget / Estimate, you give us the "go ahead" via a Design Agreement — and the real creative work begins.

Our designer combines site photographs, concept sketches, and sophisticated software to produce a visual digital rendering of your finished project — usually with options and variations to consider. The benefit: you don't have to depend on your imagination.

Working together, we review floor plans and elevations, analyzing them for space planning, suitability, and construction feasibility. The best ideas are redrawn and reviewed again.

Your final deliverables
Project Specifications Sheet Allowances, footing definitions, structural data, HVAC, plumbing, electrical, and finish components. Typically several pages long.
Project Budget Divides the project into a clear construction payment schedule.
Construction Agreement Legalities, permits, and protections for both the customer and Lynch Design | Build.

Remodeling can be stressful — particularly for small children, and especially when the area being remodeled is a kitchen, bath, or bedroom. We make extensive use of drop cloths, plastic room dividers, shoe covers, and vacuums, and provide special plastic carpet covers where construction traffic is likely.

Construction Phase

When construction is ready to begin, Lynch Design | Build drafts a production schedule that is shared with all parties involved. Then the real work begins. Remodeling is exciting — making design choices is creative and absorbing, and it's rewarding to turn a dream into reality — but at times it can also be chaotic, messy, and challenging.

Lynch Design | Build never lets a homeowner operate under the illusion that a remodeling project is a "walk in the park." Let's face it — remodeling creates a major disruption in your family's life. Although we take precautions to minimize the overall level of stress, in our experience even the most even-tempered homeowner will find that a home remodel taxes the emotions.

That's why good communication — and hiring a contractor who is sensitive to your expectations and needs — can make the experience exciting, fun, and rewarding.

Follow-Up, Warranty & Guarantee Reminders

Lynch Design | Build has a reputation for customer satisfaction that we intend to uphold. That's another reason why we will check in with you at periodic intervals to make sure your project — now complete — continues to meet and exceed your expectations.

We'll remind you when your warranty periods are approaching their end, and specifically advise you to check things that are covered to make sure everything is exactly as it should be.
